Between guests

Eight fixes that fit a turnover window

These are the jobs hosts, landlords and cleaners text us most. Send a photo and we tell you whether it is one visit or needs a part.

  • Toilet keeps running

A worn flapper or fill valve is the usual cause. We replace the part and check the supply line and shutoff while we are there.

    • Photo of the tank with the lid off

    • Unit name and next check-in

  • Tub or shower drains slowly

Hair and soap build up just below the strainer. We clear the line and run the water to test it before we leave.

    • Photo of the standing water

    • How long it has been slow

  • No hot water

We check power or pilot, the thermostat and the elements, then tell you whether it is a repair or a replacement.

    • Photo of the heater's label

    • Gas or electric, if you know

  • Leak under the kitchen sink

We find whether it is the trap, a supply line or the faucet, fix it, and check the cabinet floor for water.

    • Photo of the cabinet floor

    • Is the sink shutoff closed?

  • Disposal hums and won't turn

We free the jam, reset the unit and check the drain below it. If the disposal is finished, we say so and price a new one.

    • Photo of the disposal and the cabinet

    • Did anything fall in?

  • Faucet drips or sprays

A cartridge, an aerator or a supply line. We bring the common parts and replace what is worn.

    • Photo of the faucet

    • Kitchen, bath or outdoor

  • Outdoor shower or hose bib leaks

Salt air and sun wear outdoor fittings quickly near the Gulf. We repair the valve or replace it, and check the line behind it.

    • Photo of the fixture

    • Where the water shows up

  • Toilet is clogged

We clear it without pulling the toilet when we can. If it keeps coming back, we say so: that points to the line, not the bowl.

    • Photo of the toilet

    • Has it clogged before?

Who texts us

Hosts, landlords and cleaners text us different things

  • Hosts

A guest texts you at 9 p.m. about a running toilet. Forward us the photo and the unit name. We tell you the next window and text you the photo record when we leave.

    • One text line for every unit

    • You tell us how to get in: lockbox, smart lock or a cleaner who meets us

  • Landlords

Between tenants you have days, not weeks. We walk the plumbing at move-out (shutoffs, toilets, water heater, supply lines) and send a list ranked by what must be fixed before the next tenant.

    • A written list after the walk

    • Repairs quoted before work starts

  • Cleaners and managers

You find the leak before the host does. Text us from the unit with its name and a photo. We pass the visit window to the host so you know when to come back.

    • No account to open

    • Billed to the host or landlord, not you

Host plan

A host plan holds the window

A plan holds visit windows for your units, so a text before 10 a.m. is a visit that day. Read the terms under the table before you sign up.

A plan holds time on our route; it is not insurance and does not pay for repairs. Repairs, parts and permits are quoted and billed separately. The plan is per unit and renews each year. Cancel by text or email before the renewal date and the plan ends with the paid year, with no cancellation fee. Windows depend on the day's route and weather; if we can't keep one, we text you as soon as we know.

How it works

How a text becomes a visit

  • You text

Send a photo, the unit name and the next check-in time to (850) 555-0103.

  • We reply with a window

A two-hour window, or a question if we need a better photo. We can text it to your cleaner too.

  • We visit

You tell us how to get in. Before we start, we text a written price and wait for your yes.

  • You get the record

Photos from before and after, what we did and what it cost, by text. The invoice follows by email.

Samples

What a text can look like afterwards

“A guest texted at 9 p.m. about a running toilet. I forwarded the photo and had a window for the next morning, before the next check-in.”

Ayaan K.Host of two condos in Miramar Beach

“After the last tenant left I got a list of shutoffs and supply lines, in the order to fix them. I fixed two and left the rest for later.”

Neville M.Landlord with six rentals in Fort Walton Beach

“I texted a photo from the unit and the host had a window by lunch. I did not have to call anyone.”

Questions

Before you text

A guest has no water right now. What do I do?

Close the main shutoff if you or the guest can reach it, then text us a photo. We read texts daily from 7 a.m. to 8 p.m. After 8 p.m. we answer first thing in the morning, so for a burst pipe in the night call a plumber with an overnight line.

Can you fit a repair between a 10 a.m. checkout and a 4 p.m. check-in?

That is the window we plan for. Before we book, we tell you whether the job fits in it. If it does not, we say what to do: make it safe, block a night, or move the guest.

Do I have to be there?

No. Tell us how to get in: a lockbox, a smart-lock code or a cleaner who meets us at the door. We text you when we arrive and when we leave.

What does a visit cost and what does it include?

You get a written price by text before any work starts. It covers the labor and parts for the job we described. If we find something else, we stop and send a second price. Nothing is added without your yes.

Is my unit at risk for lead or old pipe?

Plumbing installed before 1986 may have lead solder or fittings. If your unit is older, tell us and we will show you the pipe we can see. Your water utility can tell you about lead testing.

What does the host plan hold?

Visit windows for your units on the days guests change over, and one walk-through of each unit a year. It is not insurance. Repairs, parts and permits are quoted and billed separately.
